The person behind the AI video

My story in real estate advertising.

I'm Josh dela Trinidad, and I've been specializing in real estate advertising since 2020. Let me share how I started, what I've learned, and why I believe every real estate project deserves its own strategy.

Chapter 01 / The BeginningA journey built on real-world experience. From training real estate professionals to managing the campaigns themselves.
How it all started

It began with teaching.

I started in 2020 as a coach, teaching Filipino real estate professionals how to market their properties using Facebook Ads. That was during the pandemic, when many agents and brokers were looking for ways to reach potential buyers online.

Back then, most Facebook Ads programs were generic. So I focused on something different: specialized Facebook Ads training for real estate professionals—teaching people how to apply advertising to the actual properties they were selling.

Eventually, I shifted my focus from public training to managing advertising campaigns for clients.

Since then, I've continued working hands-on with real estate advertising campaigns, learning directly from different projects, buyer markets, and client experiences.

2020

Started coaching Filipino real estate professionals in Facebook Ads during the pandemic.

The shift

Moved from public training toward hands-on campaign management for actual client projects.

Today

Focused on done-for-you real estate Meta Ads, while still accepting project-specific training requests.

Experience across property segments

Different properties.
Different buyer markets.

Condominiums, residential lots, house-and-lot developments, and premium properties—each one with a different market and a different story. My work has included campaigns reaching Filipinos in the Philippines and overseas.

01

Property types

Condominiums, house-and-lot developments, residential lots, and higher-value residential properties.

02

Project experience

Professionals marketing developments associated with Ayala Land, SMDC, Avida, Alveo, Ortigas Land, AboitizLand, Megaworld, Vista Land, and local brokerages.

03

Buyer markets

Filipino buyers in the Philippines and overseas, including Singapore, the US, Canada, Australia, the Middle East, and other markets.

Developer names identify projects marketed by clients or professionals I have worked with; they do not imply direct developer contracts or endorsements.

What years of campaign management taught me

Same industry.
Different buyers.

Imagine a ₱5 million house and lot in Laguna and a ₱25 million condominium in Metro Manila. Both are residential properties. Both can be advertised on Facebook and Instagram.

One may prioritize a family home and manageable monthly payments. The other may look for a premium location, space, exclusivity, or long-term value.

Magkakaiba ang location, price range, target buyers, financing options, competition, at selling proposition ng bawat property. That's why each campaign needs to fit the actual project.

The industry may be the same, but the advertising strategy shouldn't be.

TWO PROPERTIES. TWO MARKETS.
01 / Family home₱5MHouse & lot • Laguna

Buyers may prioritize monthly payments, location, and everyday family needs.

02 / Premium residence₱25MCondominium • Metro Manila

Buyers may weigh exclusivity, amenities, space, and financial readiness.

Same real estate industry. Different buyer considerations.
Chapter 02 / How I WorkI don't always start from zero.Years of campaigns give me actual experience to draw from.
Experience over guesswork

I build on what has worked before.

One advantage of handling real estate advertising for years is that I can learn from previous projects—not just rely on theories or guesswork.

I can use what I've learned as a starting point.

I think about how we presented the property's value, what messaging we used, which creatives helped attract inquiries, and what lessons might apply to the new project.

Pero hindi ibig sabihin na copy-paste lang. I still consider the new property's location, pricing, competition, financing, and intended buyers. Once the ads are running, I make decisions based on the new campaign's actual performance.

“Build on what has worked. Adapt it to the property. Improve it with real campaign data.”
01

Learn from past campaigns

Use lessons from comparable real estate campaigns, particularly projects with client-reported successful sales.

02

Adapt to your property

Adjust the positioning, messaging, creative approach, and audience considerations to fit the actual project.

03

Improve from real results

Use the current campaign's performance to guide decisions rather than assuming past results will repeat.

Where my experience is strongest

Strongest in the ₱10M-and-below market.

Gusto ko ring maging transparent about the kinds of properties where I've seen the most consistent client-reported sales outcomes.

Based on campaigns I've managed since 2020, one of my strongest areas is marketing properties priced at ₱10 million and below.

Generally, more affordable properties can appeal to a wider pool of potential buyers who may qualify financially—especially when the location, payment terms, and overall value are competitive.

Marami na akong clients na nakapag-report ng successful property transactions within this price range. It's a segment where my experience gives me a stronger starting point.

Pricing, demand, financing, and follow-up still matter. But I've repeatedly seen successful client outcomes here.

₱10M↓

Strong track record • realistic expectations
Chapter 03 / The RealityPossible doesn't mean typical.A transparent look at client-reported high-value property transactions.
What about higher-value properties?

What about ₱20M–₱30M properties?

Possible bang makabenta ng premium properties through Meta Ads? Yes. I've seen it happen with my clients.

I've managed campaigns for professionals marketing premium developments, including projects associated with Ortigas Land and Alveo Land. Some of those clients reported successful property transactions worth ₱20 million to ₱30 million.

I'm glad my advertising work was part of their marketing efforts. But I also consider those transactions exceptional outcomes—not the typical result every premium project should expect.

Imagine advertising a ₱25 million condominium. The ad looks good. People ask about the location, the unit, the amenities, or the payment terms. Some are genuinely interested.

That's the harder question. As the price goes up, the pool of financially qualified buyers is generally smaller.

“Generating inquiries is one thing. Finding financially qualified buyers is another.”

That doesn't mean strategy doesn't matter. It does. But the right person needs to see the property, have the capacity to buy, find it suitable, and be ready to make a decision—all while the sales process moves forward.

And I want to give credit where it's due. My clients closed those property sales. They handled buyer conversations, presentations, follow-ups, negotiations, and the actual sales process. I managed the advertising side.

I'm proud to have supported their marketing efforts. I simply don't want exceptional sales stories to create unrealistic expectations.

Clarity
over
hype.What I believe in
Clarity over exaggerated promises

Experience with realistic expectations.

I know how much an advertising budget can matter—especially to an individual seller or a broker investing their own money.

I believe Meta Ads can create real opportunities to reach potential buyers, but advertising alone can't control someone's purchasing power, financing approval, or final decision.

“I'd rather tell you what I've learned from real campaigns than promise an outcome I can't control.”

Yes, I still accept premium projects. I simply prefer to discuss the property, its buyers, and its market honestly before recommending an approach.
